Development, or building new homes, is the engine room of our business.

As well as providing more much-needed housing, our construction programme helps to create jobs and training opportunities, regenerate neighbourhoods and support communities across the UK.

We have a significant programme to deliver 30,000 new homes over the next 10 years. Around two-thirds of that number will be social housing, either below market rent or for shared ownership, where the Government has subsidised the building of the homes through grant. The remaining 10,000 homes will be for outright sale and housing for older people and will include the development of 20 new care homes.

As part of this, we have been allocated almost £90 million funding from the Homes and Communities Agency, its largest ever grant allocation, to build 2,265 affordable homes across England over the next five years.

This ambition to deliver takes forward our proud heritage as one of the leading developers of social housing nationally. Our £750 million national development programme, which ran from 2011 to 2015, saw the delivery of over 5,000 new homes.

Along the way, we won awards, achieved recognition for our use of green technologies and continued to create apprenticeships and employment opportunities.

The 2011–2015 programme was delivered on time, to budget and with style and compliance, while adhering to the highest possible standards.

We are currently working on our 2015–2018 Affordable Homes Programme and preparing for the new 2016–2021 programme. In addition to building our own properties, we are also leading a consortium of smaller housing associations to build new high quality homes for people in need of affordable accommodation.
